On October 15, 2012, the City Council adopted Ordinance #880 which deletes the requirements for Detached Residential Storage Buildings in Zone A and B. The ordinance is shown below.
GRANGEVILLE CITY ORDINANCE NO. 880
AN ORDINANCE OF THE CITY OF GRANGEVILLE PROVIDING FOR THE AMENDMENT OF SECTION 10-4A-4 OF THE MUNICIPAL CODE OF THE CITY OF GRANGEVILLE RELATING TO LOT AND AREA REQUIREMENTS; PROVIDING FOR THE REPEAL OF ORDINANCES OR PART OF ORDINANCES IN CONFLICT HEREWITH; AND, PROVIDING FOR THE ORDINANCE BECOMING EFFECTIVE UPON ITS PASSAGE, APPROVAL, AND PUBLICATION.
BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF GRANGEVILLE, IDAHO COUNTY, IDAHO, AS FOLLOWS:
Section 1: Section 10-4A-4 of the Grangeville Municipal Code shall be amended to read as follows:
10-4A-4: LOT AND AREA REQUIREMENTS:
No building or structure, nor the enlargement of any building or structure, shall be hereafter erected or maintained unless the following described yards and lot areas are provided and maintained in connection with such building, structure, or enlargement:
A. Yard Requirements:
1. Front Yard: Each lot upon which a dwelling is constructed shall have a front yard of not less than 20 feet. Where lots comprising 40% or more of the frontage between 2 intersecting streets are developed with buildings having front yards with a variation of not more than 20 feet in depth, the average of such front yards shall establish the minimum front yard depth for the entire frontage. In no case shall a front yard of more than 50 feet be required.
2. Side Yard:
a) On interior lots there shall be a side yard on each side of a main building of not less than 5 feet. Apartment houses, wherever erected or established as such, shall have a side yard of not less than ¼ of the height of the building to the eaves or top of coping.
b) On corner lots the side yard requirements shall be the same as for interior lots, except that there shall be maintained a side yard of not less than 10 feet on the side adjacent to the street which intersects the street upon which the building or structure maintain frontage.
c) On a reversed corner lot, there shall be maintained a setback from the side street of not less than 50% of the front yard required on the lots in the rear of such corner lots, but such setback need not exceed 20 feet. No accessory building on a reversed corner lot shall project beyond the front yard required on the adjacent lot to the rear, nor be located nearer than 5 feet to the side lot line of an adjacent lot.
B. Lot Coverage: Not more than 45% of the area of a lot may be covered by main buildings, structures, or accessory buildings.
C. Accessory Buildings: Accessory buildings shall not encroach upon the front yard. They may encroach upon the side yards; provided no buildings are closer to the lot line than 5 feet. Provided further, that on a corner lot accessory buildings shall not encroach upon the front side yards adjacent to the abutting streets.
D. Detached Residential Storage Buildings:
1. A “detached residential storage building” shall be defined as any structure intended for use as a storage building, which is either separately detached from the principal residence on any particular property, or is not part of a continuation of the principal dwelling’s roof line.
a) No such storage building shall be constructed in the event that the exterior square footage would exceed 1,000 square feet; or
b) If such building’s eaves would exceed a 15 foot maximum height.
2. No accessory building or storage building described in this subsection D shall be roofed or sided with nonpainted metal siding after the effective date of this subsection.
Section 2: All ordinances or parts of ordinances in conflict herewith are hereby repealed.
Section 3: This ordinance shall be effective upon its passage, approval, and publication in the Idaho County Free Press.
